Good Deals on Commercial Real Estate in Lewes

November 25, 2009

According to the Kiplinger Report there are some great deals to be had in commercial real estate as some hard-pressed owners are being forced to sell at fire-sale prices.

According to the Kiplinger, the bottom for commercial properties won’t come until the middle of 2010 but  if you wait until then you might lose out. They also advise not to skimp on due diligence.

This ”fire sale” opportunity in commercial property (and even some resort residential properties with rental income) is currently going on in the Sussex County, Delaware market as well and even includes some properties with decent income.  Call me if you’d like to know more. (302) 645-6664.

Home Buyer Tax Credit Extended to April 30, 2010

November 8, 2009

As part of its plan to stimulate the U.S. housing market and address the economic challenges facing our nation, Congress has passed new legislation that extends the First-Time Home Buyer Tax Credit of up to $8,000 to first-time home buyers until April 30, 2010.

AND ALSO expands the credit to grant up to $6,500 credit to current home owners purchasing a new or existing home between November 7, 2009 and April 30, 2010.

The bill would extend the present $8,000 tax credit for first-time home buyers through April 30, 2010. Current homeowners are eligible for a $6,500 tax credit through April 30, provided they have lived in the home they are selling, or have sold, as principal residence for five consecutive years in the past eight years.

If potential home buyers have a binding contract on or before April 30th, they will have until July 1 to close the transaction.

Income limits for eligible home buyers are expanded to $125,000 for single buyers and $225,000 for couples. The purchase price of the home cannot exceed $800,000. To help guard against fraud, buyers are required to attach documentation of purchase to their tax return.

The Extended Home Buyer Tax Credit may be applied to primary residences, including: single-family homes, condos, townhomes, and co-ops.

Hospitality Night in Lewes – Thursday December 3, 2009

November 8, 2009

Local merchants host evening shopping with complimentary refreshments. Second Street will be closed to traffic. This is one of those popular insidery (or should I say in-cidery) events that will clog the streets of Lewes with cars of locals willing to park blocks and blocks away to get great shopping bargains (every store will have some kind of discount or special) and lots of free refreshments.  They don’t have to publicize this event, it gets more than enough word of mouth hype.  Expect wall to wall shoppers and long lines at places like Kids Ketch or Rocky Mountain Chocolate. I’m not naming the stores that give away the best munchies but they tend to be off the beaten track. Don’t bring strollers unless you’re a masochist. On second thought, I wouldn’t even bring kids unless you want to park them  (with a guardian) on a bench on Second Street to listen to the high school band or the carolers. This really is a night for serious shoppers.
